Audience: Small–mid size Maryland landlords and property managers.


Compensation & Fees

  • Publishing fee: $30 per accepted article. This is a hosting/editorial fee.
  • We do not pay for articles.
  • Free option: Article swap — publish one of ours on your site and we’ll publish one of yours (both with attribution). No fee if it’s a true swap.

Editorial Standards

  • Original: Unpublished elsewhere; no AI-generated or spun content without real human editing and fact-checking.
  • Accurate: Cite credible sources for legal/statistical claims (MD statutes, courts, government sites).
  • Actionable: Checklists, templates, and examples beat opinions.
  • Maryland-specific: Note county/city variations where relevant.
  • Tone: Professional, clear, useful. Include a brief disclaimer if discussing legal topics.

Specs & Formatting

  • Length: 800–1,400 words (longer okay for how-tos).
  • Format: Clear H2/H3 headings, short paragraphs, bullet lists.
  • Images: Optional; must be your originals or royalty-free with credit.
  • File type: Google Doc link or Markdown preferred.
  • Byline/Bio: 30–60 words; headshot optional; one bio link.

What We Don’t Accept

  • Generic national content with no Maryland angle
  • Advertorials, affiliate-heavy pieces, or link-building pitches
  • Legal advice (we publish information, not counsel)

How to Pitch (Fastest Path to “Yes”)

Include:

  1. 2–3 sentence summary of your article.
  2. 5–7 bullet outline (main headings).
  3. Your bio + relevant experience.
  4. Your choice: $30 publishing fee or article swap.
  5. Disclosures (any vendor relationships, sponsorships, etc.).

We typically respond within 3–5 business days.


After Acceptance

  • We may edit for clarity, length, and style (you’ll see the final before publication).
  • You agree we can publish and keep the post live; after 30 days, you may republish elsewhere with canonical/credit.
  • For the $30 fee, we’ll invoice and publish after payment. For swaps, we’ll coordinate cross-posting dates.
  • We’ll promote your piece in our newsletter and social channels.
